The project involved flood remediation across multiple floors of the Spectrum Building, a live, multi-tenant office in Glasgow. McGregor Projects delivered rapid stabilisation and remedial works to the common parts, implementing a staged drying strategy using commercial dehumidifiers and controlled ventilation. Works included repairs to the service’s roof deck, refurbished ceilings and replacement of floor finishes and substrates across seven levels. The team also fully dried the lift shaft and completed associated structural repairs.
To maintain occupant comfort and continuity of services during the programme, temporary modular AC units were supplied while the building’s air-conditioning system was being upgraded. Delivery focused on tight logistics and stakeholder coordination in an occupied environment. Regular briefings with building management, FM teams, tenants, and other contractors ensured clear communication, aligned sequencing and minimal disruption. The result was a safe and efficient program, along with a fully operational building.
